The Maintenance Manager directs the overall maintenance of the hotel building and grounds. They may work in the hotel office as well as with maintenance staff. They may oversee issues such as repairs and renovations, create budgets, and hire and train staff.

 Essential Duties and Responsibilities:

Directly supervises associates and/or supervisors. Carries out managerial responsibilities In accordance with the organization's policies and procedures.  Responsibilities include but are not limited to: interviewing; hiring and training associates; planning, assigning, directing, and performing maintenance work; performance reviews; discipline; addressing complaints and resolving problems.

Understands and applies all property safety and security procedures to maintain a secure and safe environment for associates and guests at all times. 

Responsible for the aesthetics of the exterior and interior of the building; continuously evaluate remodeling projects.

Monitors construction.  Interacts as necessary with designers, architects, contractors, and public utilities, the fire department and health department.  

Directs, as well as facilitates, the maintenance staff on all repairs and preventive maintenance of the hotel.

Completes schedules for the maintenance staff.

Obtains quotes and vendors for all maintenance needs.

Hires, trains, and mentors the maintenance staff.

Reports all necessary issues or areas of concern to the General Manager.

Maintains professional, effective relationships with all external contractors and vendors; ensures that suppliers deliver to stated agreements.

Assists in budget planning for the maintenance department.

Manages the maintenance inventories, allocating and verifying spending.

Completes performance reviews for all maintenance staff.

Creates and operates within efficient labor budgets, tracking labor spending and providing input regarding capital projects and initiatives.

Acts as a purchasing officer and budget controller for the maintenance department, creating a professional relationship with all suppliers.

Provides an environment of openness and trust, with consistent feedback and performance coaching.

Attends the weekly manager meetings.

 Educational Requirements:

High School Diploma Required

Minimum 2 years Maintenance and management. 

Certifications in the major engineering disciplines (food and beverage equipment, electrical, HVAC, refrigeration, plumbing) preferred.
